I would recommend Varathane Diamond floor finish for a clear non-yellowing wood finish. This is a water based urethane and it dries clear, doesn't raise the grain much and is very durable. Finish the trim first, then mount it. If you aren't sure of the lengths you can cut the finished trim and just touch up the mail holes and joints after it is hung.
